Apartment Maintenance Technician

The maintenance technician is responsible for maintaining the entire community and ensures it is in safe, attractive, and comfortable condition.
When necessary, the maintenance may be asked to assist in project planning.
Responsibilities:
The activities listed below are not all-inclusive.
However, they are indicative of the types of activities normally performed by the maintenance technician.
Corrective maintenance:
Satisfies service requests per work orders, following company procedures and reports any safety hazards and/or illegal activities; Assists with apartment make ready's following company procedures; Assists with cleaning of common areas and groundskeeping; Takes part in snow removal; Other duties as assigned.
Preventative maintenance:
Makes regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, heating equipment, and major equipment; Makes repairs or replacements, as necessary and with approval of maintenance supervisor.
Other duties as assigned Emergency maintenance:
Participates in the emergency on-call rotation when assigned; Ensures functionality and safety with power, water and gas turnoffs, clean-out traps, fire extinguishers, and fire hydrants; Has knowledge of emergency telephone numbers (e.
g.
, police, fire, maintenance supervisor); Follows all company emergency procedures; Other duties as assigned.
Other general maintenance:
Assists in maintaining inventory of tools, equipment, and supplies; Reports all needed repairs to maintenance supervisor; Assists with other types of maintenance when necessary, including project planning and capital improvement projects:
o Maintains exterior and public lighting; o Clears gutters and down spouts; o Repairs structural wear and damage to buildings; o Cares for lawn, plants, shrubs, and flowers; o Cleans parking areas, sidewalks, alleyways, hallways, and common areas; o Prepares vacant apartments; o Paints; o Services appliances, equipment, plumbing, electrical system, and HVAC; o Picks up trash on property; o Cleans up garbage area; o Watches out for the unusual.
Attends all instructional classes conducted by management; Completes all required paperwork; Other duties as assigned.
Qualifications:
High school education or equivalent.
1
year's previous maintenance experience.
Transportation to and from workplace.
Must have own tools.
Familiarity with electricity, plumbing, and carpentry along with good safety habits.
Working knowledge of HVAC systems and various appliances not required but recommended.
Positive experience working with variety of individuals.
Ability to lift 50# or more.
Ability to pass background check and drug screen.
